Insure to the Right Value (Home)

Rebuild dollars, not just premium dollars.

We don’t “win” quotes by underinsuring your home. We do our absolute best to set proper limits using replacement‑cost estimators, current labor/material trends, and what we learn about your finishes and features.

Why it matters

Underinsuring can mean painful out‑of‑pocket costs and delays after a loss. The cheapest policy is expensive the day you need to rebuild.

How we estimate

Room‑by‑room details, square footage, roof type, walls/flooring, cabinetry, fixtures, and unique features feed a professional RCE model—not a guess.

Protection against inflation

We consider inflation guard and extended replacement cost endorsements where available, plus Ordinance & Law coverage for code upgrades.

What we won’t do

We won’t drop Coverage A just to “get a deal.” Proper limits come first; then we optimize deductibles/credits.

Set the Right Limits (Auto)

Protect income, assets, and your future—not just your car.

We can’t predict every lawsuit, but we right‑size limits using your household profile, vehicles, commute, and risk tolerance.

Why it matters

Serious crashes can involve medical bills, lost wages, and attorneys. Adequate Bodily Injury and matching UM/UIM help protect savings and future income.

How we set limits

We look at drivers, young passengers, assets, umbrella needs, and driving patterns. Then we build options that balance risk and budget.

Don’t forget UM/UIM

Florida has many underinsured drivers. UM/UIM can step in for injuries when the at‑fault party can’t. We’ll recommend limits that align with your BI.

Our baseline

We avoid state‑minimum liability. A common baseline is at least 100/300 BI with matching UM when available—then we fine‑tune deductibles and discounts.

Why Coverage Matters (Home)

Price without the right coverage is expensive the day you need it.

These decisions have the biggest impact for Florida homeowners. We’ll map each one to your home, budget, and risk tolerance.

Hurricane vs. AOP Deductibles

Different perils trigger different deductibles. We’ll set them intentionally so a storm doesn’t create two bad surprises.

Ordinance & Law (25%/50%)

Pays to bring your home up to current code after a covered loss—crucial for major rebuilds.

Water Backup ≠ Flood

Backups need a specific endorsement. Flood is separate—we can add NFIP or private flood alongside your home policy.

Screen Enclosures & Pool Cages

Often limited or excluded. We’ll show options to extend coverage so outdoor spaces are protected.

Replacement Cost on Contents

Avoid garage‑sale valuations. Replacement cost helps make your belongings whole.

Liability & Umbrella

Protect savings and future income. We’ll right‑size limits and discuss attractive nuisances (pools, pets, trampolines).

Why Coverage Matters (Auto)

Price without the right coverage is expensive the day you need it.

Below are decisions that most affect Florida drivers. We’ll map each one to your household, vehicles, and budget.

Bodily Injury & UM/UIM

BI pays others when you’re at fault. UM/UIM helps you if the other driver lacks enough coverage. We aim to match UM with BI.

Comprehensive vs. Collision

Comp: theft, glass, hail, animal strikes. Collision: impact with vehicles/objects. We’ll set deductibles that fit your comfort.

PIP & Medical Payments

Florida’s PIP coordinates with your health plan; optional MedPay can fill gaps. We’ll explain how they work together.

Rental Reimbursement

Pays for a rental while your car is in the shop after a covered claim—crucial for busy families.

GAP / Loan‑Lease Payoff

If your car is totaled and worth less than you owe, this helps cover the difference. Essential for new/leased vehicles.

OEM Parts & Diminished Value

Some carriers offer OEM parts or betterment coverage. We’ll show who supports factory parts and favorable repair options.

How We Shop Carriers

Methodical, not random — we place you where the fit is strongest.

Home placement

Roof age/condition, opening protection, location, and construction. We prioritize carriers that allow needed coverages (Ordinance & Law %, Water Backup, screen enclosure options) and show stable renewals.

Coverage match

We won’t drop Coverage A to look cheap. We tune deductibles and credits once limits are right.

Auto placement

Eligibility by drivers/records, prior insurance, vehicle safety features, and usage. We favor carriers with solid UM/UIM, OEM parts, and rental benefits.

Discounts & programs

Bundle, telematics, EFT, pay‑in‑full, good student, defensive driver. We stack what legitimately applies—no gimmicks.

Education Hub

Understand the trade‑offs — in two minutes each.

How Florida auto policies work
  • Core parts: Liability (BI/PD), UM/UIM, PIP, MedPay, Comprehensive, Collision.
  • Rating factors: driving record, garaging ZIP, mileage, prior coverage, and vehicles.
  • Umbrella: extends liability above auto/home when limits are met.
How Florida carriers price home risk
  • Roof age/condition and opening protection (impact glass or approved shutters)
  • Wind zone/distance to coast and construction type
  • Prior claims and updates to electrical, plumbing, HVAC, roof
  • Coverage selections (deductibles, Ordinance & Law %, Water Backup)
Why we ask for inspections & documents

Verified features unlock credits and ensure accurate quotes. A Wind Mitigation and, for older homes, a 4‑Point document key systems. Declarations Pages for home & auto let us compare apples‑to‑apples and spot gaps to fix.

Coverage glossary (plain English)
  • BI/UM: Injuries to others/you. We aim to match UM with BI.
  • PIP & MedPay: Coordinate for medical expenses regardless of fault.
  • Comprehensive: Theft, glass, hail, animal strikes, etc.
  • Collision: Impact with vehicles/objects.
  • Hurricane vs. AOP: Different deductibles for named storms vs. everything else.
  • Ordinance & Law: Funds code upgrades after a covered loss.

FAQs

Straight answers to common Florida questions.

Do home & auto bundles always save money?

Often but not always. We’ll compare combined vs. separate carriers. We keep the option that delivers the best coverage + price outcome for you.

Does my auto coverage extend to a rental car?

Often your liability extends to a short‑term rental, and if you carry comprehensive/collision they may transfer (deductibles apply). Fees from rental agencies and policy specifics vary—tell us your plans and we’ll confirm.

How long is a Wind Mitigation valid?

Typically up to five years if there are no material changes. It’s the #1 driver of wind credits in Florida.

Should I carry Uninsured/Underinsured Motorist (UM)?

We strongly recommend it. UM can help pay for injuries when the at‑fault driver doesn’t have enough coverage—protecting you and your passengers beyond what PIP or health insurance handles.
